Why Langley Homeowners Are Switching to Artificial Grass

Real grass in Langley is a losing battle. It's mud and moss from October to March, then it browns out the second the summer watering restrictions kick in. You mow it, water it, fertilize it, and it still never quite looks right. There's a better way.

Elite Langley Turf installs premium artificial grass that stays lush and green every day of the year. No mowing. No watering. No muddy paw prints through the kitchen. Just a clean, even lawn that looks and feels like the real thing, with almost none of the work.

We do this the right way, from the base up. The difference between turf that lasts and turf that fails is what goes underneath it, and our compacted drainage base is built to handle everything our coastal weather throws at it. Whether it's a small front yard in Langley, a pet-proof backyard, a custom putting green, or a commercial property, we'll make it look great and keep it low-maintenance.

Artificial Turf for Homeowners, Contractors & Property Managers

We work with a wide range of clients across the Fraser Valley. Here's who we install for and what we do for each of them.

Homeowners

Most of our work is residential — backyards, front lawns, side yards, and patio areas. Homeowners come to us when they're done fighting the mud and moss every winter and want a lawn that stays green without the work. We do everything from compact townhouse patios to full half-acre conversions.

General Contractors & Landscapers

We work as a trade partner with GCs and landscape contractors who need a reliable turf subcontractor on larger projects. We show up on time, install clean, and don't leave a mess for the next trade. Trade pricing is available for volume work — call us to set up an account.

Strata Corporations & Property Managers

Common-area grass in strata developments takes a beating and costs a lot to maintain. We replace tired, patchy sod in courtyards, entranceways, and shared green spaces with commercial-grade synthetic turf that looks consistent all year and requires almost no ongoing maintenance budget.

Pet Owners & Dog Kennels

Dog owners are one of our fastest-growing client groups. Natural grass and large dogs are a bad combination — the result is dead patches, mud, and odour. Our pet turf installs use antimicrobial, fully drainable synthetic grass that rinses clean and holds up to heavy paw traffic indefinitely.

Golf Enthusiasts

Custom backyard putting greens are a specialty. We build true-roll synthetic greens with proper cup placements, fringe, and surrounds — sized to your yard and built to perform. Whether it's a single-hole chipping green or a full three-hole layout, we engineer it to roll like the real thing.

Schools, Daycares & Municipalities

Playground and safety turf for schools, daycares, and public parks requires a different product — one with a certified shock-absorbing pad underneath. We supply and install safety-rated synthetic turf that meets playground fall-height requirements and creates a clean, all-weather play surface.

What Goes Into a Quality Artificial Turf Install

Artificial grass is an engineered system, not just a product you roll out. Every layer plays a role. Here's what we install and why it matters for long-term performance in the Fraser Valley climate.

1. Weed Membrane

Geotextile Weed Barrier

Before anything goes in, we lay a heavy-duty geotextile fabric across the prepared subgrade. This suppresses weed growth from below and helps separate the aggregate base from the native soil, keeping the base layer clean and stable over time. Skipping this step is one of the most common shortcut failures we see on cheap installs.

2. Aggregate Base

Compacted Crush Run — The Most Important Layer

This is where most installs succeed or fail. We put down 3–4 inches of compacted Class B crush run (crushed rock fines and aggregate), graded to a minimum 1% slope away from structures and compacted in layers with a plate compactor to 95% Proctor density. This is what gives the turf a firm, stable feel underfoot, prevents sagging or 'dead spots', and creates the fast-draining surface that keeps your turf usable 12 months of the year in a Fraser Valley climate. No shortcuts here.

3. The Turf Yarn

Synthetic Grass Fibre — Pile Height, Weight & Construction

The visible blades of artificial grass are extruded from polyethylene (PE) or polypropylene (PP) resin. Residential lawns typically use monofilament PE yarn — individual solid blades that stand upright, have a realistic sheen, and recover well from foot traffic. We specify product with a pile height of 35–40mm for lawns (shorter for putting greens), a face weight of 60–80 oz/yd² for durability, and built-in UV stabilizers rated for 15+ years of UV exposure without significant colour shift. All our turf carries a lead-free certification.

4. Primary & Secondary Backing

The Turf Backing System

The yarn is tufted through a primary backing (typically woven polypropylene) and locked in with a secondary latex or polyurethane coating. Perforations are punched at regular intervals — a minimum of 30 holes per square foot — to allow water to pass freely through the face of the turf into the base below. Turf without adequate perforation holds water on the surface, which creates odour problems and makes the surface slippery. We only spec products with verified drainage rates of 30+ inches per hour.

5. Infill

Infill — Weight, Stability & Feel

Infill is the material brushed into the base of the pile to hold the blades upright, add weight and stability, and moderate surface temperature. For residential lawns we use a blend of angular silica sand and round crumb rubber, or a sand-only system for areas where rubber off-gassing is a concern. For pet areas, we switch to an antimicrobial zeolite-based infill that neutralises ammonia from urine and eliminates odour at the source. We apply infill at the rate specified by the manufacturer — typically 2–3 lbs/sq ft — and drag-broom it evenly into the pile.

6. Perimeter & Seaming

Edging, Seaming & the Finish

Turf rolls are cut and seamed with seam tape and polyurethane adhesive, with seams always run parallel to the primary sight line so they're invisible at normal viewing angles. Perimeter edges are secured with galvanised nails or screws into benderboard, concrete, or treated timber depending on the edge condition. A clean, tight perimeter seam is what separates a professional install from a DIY one — a turf edge that isn't properly anchored will lift, curl, and look unprofessional within one season.

The bottom line on artificial turf quality

The price difference between a cheap turf install and a quality one is almost entirely in the base preparation and the grade of product. A thin, poorly compacted base will settle, puddle, and wrinkle within two to three years regardless of how nice the turf looked on day one. We don't cut corners on the base because that's what our workmanship warranty covers — and we intend to honour it.

Artificial Turf FAQs

How much does artificial turf cost in Langley?

Every yard is different, so we give you a clear written quote after we measure your space. Cost depends on the size, the prep work, and the turf you choose. Call us and we'll come take a look for free.

How long does artificial grass last?

A quality install with the right base typically lasts well over a decade with normal use. The premium turf we install is UV-stable, so it keeps its colour and holds up to sun, rain, and heavy foot traffic.

Does artificial turf drain well in our rainy weather?

Yes, when it's installed right. The drainage comes from the base, not just the turf. We build a compacted aggregate base that lets water flow straight through, so the surface is usable again fast after Fraser Valley rain.

Is artificial grass safe for pets and kids?

It is. We use non-toxic, lead-free turf and pet-safe infill. It drains and rinses clean, so there's no mud, and there are soft, cushioned options for play areas.

How do I clean and maintain artificial turf?

It's simple. Hose it off now and then, pick up leaves with a blower or a light rake, and rinse pet areas. No mowing, no watering, no fertilizing. That's the whole point.

Will it get too hot in summer?

Turf warms up in direct sun like any surface, but a quick rinse cools it down fast. Lighter-coloured turf and cooling infill options help in spots that get full afternoon sun.

Can you install turf over concrete or a deck?

Yes. We install artificial grass over concrete, pavers, rooftops, decks, and balconies using the right underlay and drainage. It's a popular way to soften up a hard patio.

Do you build real putting greens?

We do. We build custom synthetic putting greens with true roll, proper cup placements, contours, and a fringe. Tell us how you like to practice and we'll design it around that.
